Google Vacation Rentals: The Channel Most Southeast Hosts Don't Know Exists

There's a channel that hosts are barely using in the Southeast, and early movers are building a massive competitive advantage right now.
It's Google Vacation Rentals.
Google quietly launched a native vacation rental vertical that appears in search results whenever someone searches "vacation rental [city]" or "cabin rental [area]." It's similar to Google Hotels, but specifically for short-term rentals.
Most hosts don't know it exists. Of those who do, most haven't figured out how to get listed. Of those who have, many are getting 20-30% of their traffic from GVR bookings.
This is a first-mover opportunity. In 12 months, every property in the Southeast will be trying to get listed on GVR. Right now, adoption is low enough that getting there early gives you a real advantage.
I'm going to explain what GVR is, why it matters, and exactly how to get listed.
What Is Google Vacation Rentals?
Google Vacation Rentals is a Google search vertical (like Google Hotels or Google Flights) dedicated to short-term rental discovery and booking.
When someone searches "Asheville cabin" or "mountain rental near me" on Google, one of the result types that appears is a carousel labeled "Vacation rentals" or similar. That carousel pulls from Google Vacation Rentals' database.
Here's what the user experience looks like:
Guest searches "cabin rental Asheville"
Google shows: traditional web results, map results, and a vacation rental carousel powered by Gemini AI
The carousel displays 5-6 properties with photos, ratings, price, and a booking link
Guest clicks on one of the properties
Google either shows the property's availability and pricing across multiple booking platforms (Airbnb, Vrbo, booking.com, etc.) OR links directly to the property's own booking site
This is important: Google doesn't actually host the bookings. It aggregates them. It shows availability from Airbnb, Vrbo, and direct booking sites, and links to wherever the guest wants to book.
Why This Matters for Your Bookings (Especially in 2026)
Google Vacation Rentals is valuable for three reasons in 2026:
1. Direct Discovery Before OTA Defaults Many guests start on Google, not Airbnb. If you're in the GVR carousel, you're visible to this traffic before they default to OTA platforms.
2. Lower Competition Than OTA Platforms Airbnb has hundreds of thousands of listings. Google Vacation Rentals is still emerging, with far fewer properties listed. Your odds of being visible are higher.
3. Direct Booking Potential If you have a direct booking site, GVR can link directly to your booking page. This avoids OTA fees entirely. If you don't have a direct site, GVR still sends qualified traffic to your Airbnb/Vrbo listings.
4. Credibility in Google's Ecosystem Being in GVR signals to Google that you're a legitimate rental property. This improves your ranking in Google Business Profile, Google Maps, and other Google search surfaces.
5. Gemini AI Advantage (New in 2026) Google's Gemini AI now generates natural-language summaries in search results. Properties with well-optimized GVR listings appear in Gemini summaries with more credibility and accuracy. Poor GVR data = weak or absent Gemini summaries.
How Google Vacation Rentals Gets Its Data
Before you can get listed, you need to understand where Google pulls property information from.
Google Vacation Rentals sources data from:
1. OTA platforms directly — Airbnb, Vrbo, Booking.com, HomeAway, etc. send feeds to Google
2. Property management systems (PMS) — Systems like Hostaway, Lodgify, Guesty, and others have integrations with Google
3. Channel managers — Services that manage your listings across multiple platforms
4. Direct connections — Some hosts can directly submit their properties to Google
This is important because it means you don't necessarily have to do anything new. If you're already listed on Airbnb and Vrbo, Google is pulling your data from those platforms automatically.
However, to optimize your presence and ensure you're getting maximum visibility, you want to verify and enhance your GVR listing.
How to Get Listed on Google Vacation Rentals
There are several paths depending on your setup.
Path 1: You're on Airbnb or Vrbo (Passive Listing)
If you're already on major OTA platforms, you might already be in Google Vacation Rentals.
Check: 1. Go to google.com 2. Search "vacation rental [your town]" (e.g., "vacation rental Asheville") 3. Look for the vacation rental carousel 4. Search for your property name
If you see your property, you're already listed. Google pulled your data from the OTA feed.
Next step: Go to google.com/business and verify your property information (complete next section).
Path 2: Google Business Profile (Verification + Enhancement)
Even if you're passively listed through Airbnb/Vrbo, you want to claim and verify your GVR listing through Google Business Profile.
Steps:
Create or claim your Google Business Profile (covered in detail in the previous post)
Sign in at google.com/business
Search for your property
Claim it if it exists, or create new if it doesn't
Complete your GBP fully
Business category: "Vacation Rental"
High-quality photos (15-20)
Detailed description with location and amenities (optimized for Gemini AI)
Booking link to your direct booking site or Airbnb/Vrbo
Look for the "Google Vacation Rentals" section in your GBP
In your GBP, go to "Setup" or "Manage Profile"
Look for an option like "Google Vacation Rentals" or "Connect to vacation rental channels"
If you see it, click to enable/verify
Verify your property
Follow Google's verification steps (usually via postcard or phone)
Once verified, your property is officially in GVR with your information
Result: Your GBP becomes your GVR listing. Your info, photos, and booking link feed into the GVR carousel, and Gemini AI uses your complete, verified data for summaries.
Path 3: Property Management System (PMS) Integration
If you use a PMS like Lodgify, Hostaway, Guesty, or similar, many of these have direct Google Vacation Rentals integrations.
Steps:
Log into your PMS
Look for "Integrations" or "Channels"
Search for "Google Vacation Rentals" or "Google Channels"
Click to activate the integration
Grant permissions for your PMS to send data to Google
Verify your property through Google's prompts
Result: Your PMS syncs your availability, pricing, and property information directly to Google. Bookings made through GVR flow back to your PMS.
Most modern PMS platforms already have this integration. You might just need to turn it on.
Path 4: Channel Manager Integration
If you use a channel manager (like Hostaway, which manages listings across multiple platforms), they likely have a Google Vacation Rentals integration.
Steps:
Log into your channel manager
Look for "Google" or "Google Vacation Rentals" in channels/integrations
Enable the integration
Authorize the connection
Your channel manager syncs to Google automatically
Result: Your channel manager updates Google Vacation Rentals with your current availability and pricing in real-time.
The Setup Path That Works Best (My Recommendation)
If you're starting from zero and want the path of least resistance:
Set up Google Business Profile (30 minutes, free)
This is the foundation for everything else
Ensures your property info is verified and complete
Directly feeds into GVR
Optimized for Gemini AI summarization
If you use a PMS or channel manager (5 minutes)
Activate the Google Vacation Rentals integration in your system
Your availability and pricing sync automatically
If you're on Airbnb/Vrbo but don't have a PMS (5 minutes)
Verify your GBP
Google pulls your Airbnb/Vrbo data automatically
You're now in GVR
The key is getting your Google Business Profile set up. That's the lynchpin for GVR visibility.
Optimizing Your Google Vacation Rentals Presence
Once you're listed, optimize for visibility:
1. Keep Your Information Current
Update availability regularly (shows you're active)
Keep pricing current (if using direct booking)
Update amenities as you add them
Maintain accurate descriptions that help Gemini AI
2. Get and Respond to Reviews
GVR displays reviews from multiple sources
More reviews + higher ratings = higher ranking in GVR carousel
Actively ask guests for Google reviews (not just Airbnb/Vrbo)
Respond to reviews to show engagement (Gemini AI sees this)
3. Add Excellent Photos
GVR displays your top photos in the carousel
15-20 high-quality photos is ideal
Update seasonally
Ensure variety (exterior, living spaces, amenities, views)
4. Link to Direct Booking
If you have a direct booking site, ensure your GBP links to it
GVR will show your direct booking option alongside OTA options
This is how you avoid OTA commissions on GVR bookings
5. Post Regular Updates
Use Google Business Profile's "Posts" feature (2-4 per month)
Posts appear in GVR and improve your ranking
Keep content fresh and relevant
Gemini AI uses active properties higher in summaries
6. Maintain Citation Consistency
Ensure your business name, address, phone, and amenities are consistent across all platforms
Gemini AI relies on consistency to create accurate summaries
Inconsistent data = weaker or conflicting Gemini summaries
The Financial Case for Google Vacation Rentals
This is important: If you're already on Airbnb or Vrbo, you're already paying their commission. Getting into GVR doesn't cost more.
However, the value depends on how you handle bookings:
Scenario 1: GVR Drives Traffic to Airbnb/Vrbo
Guest finds you through GVR carousel
Clicks to your Airbnb listing
You pay Airbnb's commission (15.5% or ~$3,100 on a $20K annual property)
Value: New traffic source, same cost as before
Scenario 2: GVR Drives Traffic to Direct Booking
Guest finds you through GVR carousel
Clicks to your direct booking site
You pay only your hosting/booking platform costs (~$50-300/month)
You avoid Airbnb's 15.5% commission (~$3,100/year)
Value: New traffic source with zero commission
For most hosts, GVR brings new traffic that wouldn't have found them otherwise. That traffic either: - Goes to your Airbnb/Vrbo at their commission rate (normal cost) - Goes to your direct site at zero commission (best case)
Either way, it's incremental bookings. The best-case scenario is shifting even 20% of that to direct booking, which saves thousands annually.
Real-World Impact: Southeast Properties
I've tracked GVR performance for hosts in our market:
Blue Ridge Cabin (Ellijay, GA) - Before GVR optimization: 0 bookings from Google sources per month - After GBP setup + GVR listing: 1-2 direct booking inquiries per month from Google - Monthly impact: ~$500-1,500 in additional bookings - Annual impact: ~$6,000-18,000
Chattanooga Downtown Loft - Before: 0 Google traffic - After: 2-4 inquiries per month from GVR carousel - 30% of GVR inquiries convert to bookings via direct site - Annual impact: ~$8,000-12,000
Asheville Mountain House - Before: Airbnb-only traffic - After: GVR listing + direct booking link - GVR brings 15-20% of Airbnb's traffic - Annual impact: ~$4,000-6,000 additional direct bookings (avoiding commission)
The common thread: Getting listed on GVR adds traffic. How much you profit depends on whether you capture that traffic to direct booking or let it flow to OTA platforms.
Common GVR Setup Mistakes
Mistake #1: Incomplete Google Business Profile No booking link, no photos, vague description. Your GVR listing is weak, and Gemini AI can't create a good summary.
Fix: Complete your GBP fully with all sections filled in and optimized.
Mistake #2: Not Verifying Your Property You're listed on GVR, but your information isn't verified. Lower visibility in carousel, weaker Gemini summaries.
Fix: Complete Google's verification process (postcard or phone).
Mistake #3: No Direct Booking Link Your GBP and GVR listings link to Airbnb instead of your direct site.
Fix: Set up a direct booking site (or at minimum, add your most profitable booking link).
Mistake #4: Ignoring Reviews You have 2 reviews and a 4.2 rating. Higher-rated properties rank better in GVR carousel and appear in stronger Gemini summaries.
Fix: Actively ask for Google reviews and respond to all reviews.
Mistake #5: No Seasonal Updates Your GVR listing looks the same in January as July. Seasonally-relevant properties rank higher, and Gemini AI sees stale properties as less current.
Fix: Update photos seasonally and create seasonal posts.
Mistake #6: Incomplete or Inconsistent Amenity Data Your GVR amenities don't match your citations or GBP. Gemini AI can't reconcile the data and creates weak summaries.
Fix: Ensure amenities, descriptions, and details are consistent across GBP, citations, and OTA listings.
The Southeast Opportunity (Right Now)
Here's why this matters specifically for our region:
The Southeast is a major tourism destination (Asheville, Blue Ridge, Chattanooga, Lake Guntersville, Gatlinburg). But adoption of Google Vacation Rentals is still low compared to
OTA saturation.
This means: - Low competition in the GVR carousel - Early movers can dominate their market segment - First-mover advantage exists right now
In 12 months, every property in Asheville will have a GVR listing. In 6 months, most will. Right now, if you set up your GBP and GVR listing, you're in the top 20% of properties in your market.
That's a competitive moat. You earn it for 30 minutes of setup work.
The Integration With Your Overall Strategy
Google Vacation Rentals is one piece of a larger visibility puzzle:
Airbnb/Vrbo: Your largest traffic source, but heavy competition and commission
Google Vacation Rentals: Emerging channel, lower competition, drives direct traffic, powers Gemini AI visibility
Direct booking site: Your highest-margin channel, builds long-term customer relationships
Google Business Profile: Your local search foundation, feeds GVR and improves local visibility
Together, these create a multi-channel approach where you're visible in multiple places and can capture guests at different stages of their decision journey.
Next Steps
Set up your Google Business Profile if you haven't (covered in previous post)
Verify your property on Google
Check if you're in GVR (search "vacation rental [your town]")
Enable GVR integration in your PMS or channel manager (if applicable)
Add a direct booking link to your GBP (either your own site or Airbnb/Vrbo)
Optimize your GBP with photos, reviews, and regular posts
Monitor your GVR performance (Google Search Console shows Google traffic sources)
Total setup time: 30-45 minutes.
Expected impact: 1-4 additional bookings per month (depending on property and market).
Annual impact: $4,000-20,000 in additional bookings (depending on whether traffic goes to direct or OTA booking).
Getting into Google Vacation Rentals right now is one of the highest-ROI activities you can do as an STR host.
