Central Florida Lake Country Report: AirROI Pins, Not Leftover
Updated: Aug 28

Orlando is not one short-term rental market. It is a theme-park corridor, a coast, and a third inland identity this library has not treated as its own region until now. That inland identity is not “close to Disney.” It is three small cities with three different clocks: Mount Dora’s lakes and historic downtown in Lake County, Ocala and the World Equestrian Center in Marion County, and DeLand’s downtown plus Stetson University in Volusia County. A host who pastes theme-park copy onto any of those three listings is answering a search the guest is not running.
This report will not invent a locked AirROI extract. We do not have one for this trio. A public AirDNA overview for Mount Dora — about 359 active listings, a $199 advertised daily rate, 51 percent occupancy, and about a year — is directional, labeled, and **Mount Dora only**. It does not become Ocala’s number. It does not become DeLand’s number. Drive times below are ordinary traffic from downtown Orlando or MCO, not a promise: Mount Dora is typically about 40 minutes north on U.S. 441; DeLand about 45 to 50 minutes via I-4; Ocala and the World Equestrian Center about an hour and a half to two hours north on I-75. Measure your own drive the week you write the listing.
The 2020 census counts, from the cities’ Wikipedia pages citing that census, are Mount Dora 16,341, Ocala 63,591, and DeLand 37,351. Those pages also carry 2025 estimates of about 18,791, 71,753, and 46,346. Use the census year in the sentence. Do not dress an estimate as a 2020 count. TheSpace Coast market reportis the coastal contrast already live on this site. There is no Disney-corridor cluster to link. This page is the inland hub. Theshoulder, remote,DIY,persona, andevent-pricingposts are the rest of this file.
Three towns, three counties, three first sentences
Mount Dora sits on Lake Dora in Lake County and sells a walkable historic downtown, antiquing, and a festival calendar that includes the Mount Dora Arts Festival (January 31 and February 1, 2026, on the official event page) and a Craft Fair dated October 24 and 25, 2026. It is a weekend-getaway town, not a park-hopper bedroom. Ocala is Marion County’s seat and the inland horse-country city. The World Equestrian Center west of I-75 is the named recurring demand engine — sanctioned shows, not Magic Kingdom spillover. DeLand is Volusia County’s historic downtown plus Stetson University, founded 1883, with a Fall 2025 total enrollment of 3,837 on the university’s own census page. Graduation in DeLand for 2026 is dated May 8 and 9 at the Edmunds Center. That is not the College of Central Florida ceremony at WEC on May 8. Do not mix the schools.
Write the county in the listing. Lake, Marion, and Volusia do not share a tourist-development tax, a clerk, or a guest. A Mount Dora house that leads with “minutes from Orlando attractions” is competing with every Kissimmee listing it cannot beat on drive time. An Ocala house that leads with Lake Dora is lying. A DeLand house that leads with WEC is sending a trailer to the wrong interstate. Thehow-to-differentiatepost is the craft version of this paragraph. This paragraph is the map.
Theme-park-adjacent property managers have not shown up in this trio the way they have on the corridor. That is a real gap. It is not “zero lodging.” WEC’s own Home Away from Home product is about 95 weekly rental homes, pet-friendly, advertised as about five minutes from the venue, with weekly and monthly rates. Name it as resort-owned lodging. Do not call it Vacasa. Do not pretend an independent Ocala listing has no professional rooms to compete with on a show week. Overflow and “own kitchen, own trailer parking” are the honest sentences. Theevent calendarpost is how you price around the weeks that product is full.
What the numbers can and cannot say
We will not publish a three-town occupancy table. We do not have independently corroborated AirROI cells for Mount Dora, Ocala, and DeLand in hand at this draft. The Mount Dora AirDNA public overview cited above is a secondary snapshot. Treat it as shape: a small-city inland inventory that is not a $400 coastal ADR and not a theme-park Saturday machine. If a later primary pull exists, it belongs in a dated update, not in a fake footnote here.
What we can say without a second aggregator is structural. These are three different products. Mount Dora’s directional annual revenue on that public cell is well under the coastal and theme-park stories this library already tells. Ocala’s event weeks can out-earn a random August Saturday and still lose money if you left a lake-weekend rate on a CDI week. DeLand’s commencement weekend is a two-night premium, not a monthly number. TheFlorida marketing hubalready argued that independents still compete away from trophy coasts. This inland trio is that argument with street names.
Do not send a lender a blended “Orlando metro” ADR. Downtown Orlando, Kissimmee, Cocoa Beach, Mount Dora, and a farm five minutes from WEC do not share a night. TheNature Coast reportis another Florida inland-and-water identity, not a substitute for this one. If you need a corroborated series before you buy, buy the pull before you buy the house. This page is the identity brief, not the underwriting file. A buyer who wants one spreadsheet for “the Orlando area” is not ready for this cluster.
Tax is a county stack, not an Orlando rate
Florida taxes transient rentals of six months or fewer at a 6 percent state rate, plus any discretionary surtax, plus a county tourist development tax. Confirm the address on floridarevenue.com and the county TDT page. Lake County’s TDT is listed at 4 percent on the Department’s local-option chart. Marion County’s TDT is 4 percent and is remitted to the Marion County Tax Collector; mariontax.com also states that this sits on top of state sales tax and a 1.5 percent local infrastructure surtax. Volusia County’s own FAQ says the guest owes **12.5 percent** total: 6 percent remitted to the county TDT office and 6.5 percent to the Florida Department of Revenue. Use that Volusia sentence. Do not invent a Lake or Marion combined percent if you have not added the surtax on the current DOR table.
Register with DOR for a sales-tax number. Volusia still wants its own TDT account. Marion remits TDT to the county, not to Tallahassee. Platforms do not always remit the county piece — Volusia’s FAQ names which ones started collecting and which do not. Verify the platform you use. A six-month-and-a-day written lease is the usual exemption path; a 28-night stay is still transient. Theremotepost is the product. This paragraph is the invoice.
DBPR lodging licensure is a separate statewide floor for transient accommodations. Volusia’s FAQ tells hosts to check myfloridalicense.com. Mount Dora has Ordinance 2017-05 requiring owners of rental property to license the property — that is a city rental-license regime, not a proven STR cap. Confirm with Mount Dora whether your stay length is in scope before you advertise. Ocala and DeLand hosts should call zoning, not copy a Mount Dora sentence. Florida’s preemption fights are real and change. Do not write “no local rules” for any of the three.
Mount Dora is the lake-and-festival town
Lead with Lake Dora, the downtown grid, and the festival you have confirmed on this year’s page. The Arts Festival weekend in late January and early February is a peak, not a shoulder, in that town. The October craft fair is another dated weekend. Antiquing and a walkable center are the weekday pitch. Theme parks are a drive you should measure and usually should not lead with. Parking downtown on a festival Saturday is a guest-message fact, not a slogan.
Photography should look like the town. This post’s hero is a downtown Mount Dora street, not a castle and not a Cocoa Beach. If you only shot the house in July humidity, say so before you sell the January festival. Theshoulderpost is why a generic “January is soft in cities” template would have you discounting the Arts Festival. Do not do that. A festival Saturday and a Tuesday in August are different first screens.
Mount Dora is also the most plausible walkable laptop town in this trio if the house actually has a desk and you have measured the Wi-Fi. It is still not downtown Orlando. Name the minutes to a cafe you have opened this week, or name none. Thepersonapost splits the lakes weekender from the other two guests. Keep that split in the first six photos. A dock photo is not a desk photo. Use the one that matches the week.
Ocala and WEC are horse country, not a lake listing
The World Equestrian Center is a show campus with a published calendar — dressage, hunters, and other sanctioned weeks that run through winter and spring and continue into fall. Pull worldequestriancenter.com the week you price. Equestrian guests book around a specific competition. They need truck and trailer parking, a place to wash gear, and a drive time you have actually driven at 6 a.m., not “near Ocala.” Home Away from Home’s 95 weekly homes are the on-campus-adjacent alternative. Your independent house wins on kitchen, configuration, and price only if you say those things.
Ocala the city is not the WEC gate. A downtown Ocala listing can sell the historic square and a different guest. A farm five minutes from 80th Avenue is a show-week product. Do not write both as the lead. This cluster’s Ocala hero captions Veterans Memorial Park as Ocala, not as WEC. Do the same in your listing. TheDIYpost is the identity discipline. Theeventpost is the rate card. Trailer parking is an amenity you photograph or you do not claim.
Vacasa and the big theme-park managers have not turned this inland horse market into another corridor. That is still true as a research finding, not as a forever. Name the WEC product you can see. Do not invent a national PM just to sound complete, and do not invent their absence as a legal fact. A show week will fill professional rooms first. Your job is the overflow house that tells the truth about the drive.
DeLand is downtown plus Stetson, not a beach town
DeLand is in Volusia County and shares that county’s TDT stack with the beach cities — 12.5 percent total per the county FAQ — without sharing their ocean. Historic downtown and Stetson’s campus are the two first sentences. A family booking commencement on May 8–9, 2026, wants proximity to the Edmunds Center and a table, not a surfboard. Confirm the current ceremony list on stetson.edu. Fall move-in and family weekends belong on the same wall calendar once the university publishes them.
Do not send a Stetson parent to Daytona copy. Do not send them to WEC because another Central Florida school walks at the Expo Center. College of Central Florida’s May 8, 2026 commencement is at WEC in Ocala. Different school, different city, different listing. Thepersonacampus visitor is the DeLand guest. Price the weekend. Soften the adjacent midweeks. Theshoulderpost is how those holes work.
Walkable downtown DeLand can also take a quiet laptop week if the house has a desk. It is still an university town with a noise pattern that changes on a Friday of a home football or commencement weekend. Write the week they booked. A two-bedroom near Woodland Boulevard is not a beach house with a cheaper inland rate. It is a campus-edge product. Photograph the walk, not a stock palm.
How to use this hub without blending the three
If you own in one town, this page is a first-sentence test. If the paragraph works in all three cities, delete it. If you are buying, pick the clock you can operate: festival-and-lake weekends, WEC show weeks, or Stetson dates. Then call that town’s zoning and that county’s TDT office. Then buy a primary occupancy pull for that town, not for “Orlando.” A Mount Dora license question goes to Mount Dora. A Marion TDT question goes to the Marion County Tax Collector. A Volusia TDT question goes to the DeLand treasury office at, as the county FAQ publishes it. Do not call the wrong clerk because the listing said Orlando.
A three-market hub is a map, not a blend. The money is in the town you actually have. If you cannot keep three calendars, do not buy three identities. Buy one clock and write it honestly. That is the whole report. The next five posts in this cluster are the operating pages for that clock — shoulder, remote weeks, craft, guests, and dated event rates. Use the one that matches the house, and leave the other two towns out of the first paragraph. That is how this hub stays a map instead of another Orlando blend.
Frequently Asked Questions
Is Mount Dora part of the Disney STR market?
Mount Dora is a Lake County city on Lake Dora with a historic downtown and a festival calendar. Theme parks are a measured drive, not the first sentence. Treating it as overflow Kissimmee is how you lose the lakes weekender and fail to beat closer corridor listings on access. That inland identity is not “close to Disney.” It is three small cities with three different clocks: Mount Dora’s lakes and historic downtown in Lake County, Ocala and the World Equestrian Center in Marion County, and DeLand’s downtown plus Stetson University in Volusia County.
Do you have AirROI numbers for all three towns?
This draft does not have a locked AirROI extract. A public AirDNA overview for Mount Dora is directional and labeled, and it is not Ocala’s or DeLand’s figure. Buy a primary pull for the town you are buying before you send a lender a blended Orlando ADR. A public AirDNA overview for Mount Dora — about 359 active listings, a $199 advertised daily rate, 51 percent occupancy, and about a year — is directional, labeled, and **Mount Dora only**.
How far are these towns from Orlando?
Typical traffic, not a promise: Mount Dora about 40 minutes north on U.S. 441; DeLand about 45–50 minutes via I-4; Ocala and WEC about 90–120 minutes north on I-75. Measure from the house to MCO or downtown the week you write the listing. Do not publish a drive you have not driven. Drive times below are ordinary traffic from downtown Orlando or MCO, not a promise: Mount Dora is typically about 40 minutes north on U.S.
What tax applies?
Florida’s 6 percent state transient tax on stays of six months or fewer, plus county TDT and any surtax. Volusia’s own FAQ states 12.5 percent total for DeLand (6 percent county TDT + 6.5 percent to DOR). Confirm Lake and Marion on the current DOR and county TDT pages. Florida taxes transient rentals of six months or fewer at a 6 percent state rate, plus any discretionary surtax, plus a county tourist development tax.
Is there really no property-manager competition?
Theme-park national managers have not shown up as operating this inland trio in this research. WEC’s Home Away from Home product is about 95 weekly homes next to the venue. Name that lodging as resort-owned. Do not say zero competition, and do not call the resort product Vacasa. It is not “zero lodging.” WEC’s own Home Away from Home product is about 95 weekly rental homes, pet-friendly, advertised as about five minutes from the venue, with weekly and monthly rates.
What is the 2020 population of each city?
Census 2020, as cited on the cities’ Wikipedia pages: Mount Dora 16,341, Ocala 63,591, DeLand 37,351. Those pages also list 2025 estimates. Use the census year in the sentence. Do not dress an estimate as a 2020 count, and do not blend the three cities into one metro figure. The 2020 census counts, from the cities’ Wikipedia pages citing that census, are Mount Dora 16,341, Ocala 63,591, and DeLand 37,351.
When is Stetson commencement?
DeLand ceremonies for 2026 are dated May 8–9 at the Edmunds Center on Stetson’s commencement coverage. That is not College of Central Florida’s May 8, 2026 ceremony at WEC in Ocala. Confirm the current list on stetson.edu before you lock a commencement weekend rate or a two-night minimum. College of Central Florida’s May 8, 2026 commencement is at WEC in Ocala.
Should I mention Disney in the listing?
Only as a measured drive if it is true, and not as the first sentence. A Mount Dora, Ocala, or DeLand guest who wanted the parks already has a corridor of listings closer than you. Lead with the lake, the horse show, or the campus — whichever one the house actually sits in. Ocala and DeLand hosts should call zoning, not copy a Mount Dora sentence.
