Is Franklin TN a Good STR Investment? Two Clerks, One Median

Lotz House on Columbia Avenue in Franklin, Tennessee

You can buy a house in Franklin, Tennessee and rent it short-term. That sentence is true and almost useless. AirROI's Franklin file, updated August 8, 2026 on a trailing August 2025 through July 2026 window, prints 410 active listings, named-town AirROI figures as of 2026-07-31 average annual revenue, a $326 average daily rate, 46.3 percent occupancy, $149 RevPAR, and a 16.0 percent year-over-year revenue lift while supply held steady. Typical monthly revenue in that file is named-town AirROI figures as of 2026-07-31. Top-quartile months print named-town AirROI figures as of 2026-07-31. Top-decile months print named-town AirROI figures as of 2026-07-31 or more. The bottom quartile prints named-town AirROI figures as of 2026-07-31. Those are vendor numbers, not a lender comfort blend, and they describe the city file as AirROI draws it — a map that also names Leipers Fork as a neighborhood, not as a second ADR.

Themarket reportalready opened that dashboard. This page is the buy-and-hold read with the hedges left on. It will not invent a purchase price, a cap rate, or a DSCR from a blog. It will not treat Visit Franklin's $1.37 billion in 2024 Williamson County visitor spending as your note. It will not treat AirROI's Low regulation badge as a permit. City of Franklin STVR rules attach to a city APN. Unincorporated Leiper's Fork talks to Williamson County. Metro Nashville's 2022 residential freeze does not travel south with I-65. Two clerks. One median month. If you needed a single annual revenue to feel brave, stop here and open AirROI and franklintn.gov yourself.

Leiper's Fork is not a second city. It is an unincorporated village in the same county, a few miles west, on the Natchez Trace side of the map. Downtown Franklin, The Factory, and Cool Springs are city pins unless a parcel map says otherwise. Franklin, Tennessee is not Franklin, North Carolina. Live Crest & Cove posts already compare Franklin NC to other mountain towns. Those slugs are a different state. Theregulationpost is the window. Thefinancepost is the loan stack. This page is whether the file, the clerks, and the tourism table can sit in the same memo without lying to the underwriter.

named-town AirROI figures as of 2026-07-31 is the median month. named-town AirROI figures as of 2026-07-31 is not a promise. You have a dated 410-listing file, a named-town AirROI figures as of 2026-07-31 median month, a named-town AirROI figures as of 2026-07-31 bottom quartile, two clerks, a grandfathering statute that names sale as a terminating event, a $1.37 billion county year that is not a DSCR, and an 11 percent professionally managed field that is still 79 percent Superhost.

AirROI's average annual revenue of named-town AirROI figures as of 2026-07-31 and its median month of named-town AirROI figures as of 2026-07-31 are not the same object. Twelve times named-town AirROI figures as of 2026-07-31 is named-town AirROI figures as of 2026-07-31, close to the average and still not your house. Median occupancy is about 52 percent. Median nightly rate is about $235. The file-wide ADR is $326. Occupancy on the file is 46.3 percent. Cite the average and the median. Do not pick a winner because one number sounds more investable. A quiet-luxury cottage on acreage and a three-bedroom near Cool Springs should not share a pro forma. Themarket reportalready said that. A buyer who pastes named-town AirROI figures as of 2026-07-31 into a DSCR worksheet and ignores the named-town AirROI figures as of 2026-07-31 bottom quartile is writing the default.

Revenue in the file is up 16.0 percent year over year while supply held steady. That is a vendor trend, not a covenant. Peak revenue months are October, May, and September — about named-town AirROI figures as of 2026-07-31 a month and 56.2 percent occupancy in that three-month band. January, February, and July sit in the soft band at about named-town AirROI figures as of 2026-07-31 a month and 40.1 percent occupancy. The absolute peak month in the file climbs to about named-town AirROI figures as of 2026-07-31 and 60 percent occupancy. The slowest month dips to about named-town AirROI figures as of 2026-07-31 and 34.9 percent occupancy. July printing as a low-revenue month is the tell: this is not a water-park town. Theshoulderpost is that calendar. Underwrite the soft band. Do not underwrite October twelve times.

Entire-home share is 89.5 percent. Houses are 69.8 percent. Three-bedroom listings are the largest bedroom slice at 28.3 percent. Listings for eight or more guests are 26.6 percent. Average guest capacity on the file is about 5.0 people. Two-night minimums are 41.7 percent. One-night minimums are 19.0 percent. Thirty-plus-night minimums are 27.6 percent. Lead time is about 49 days. Those shapes are the product mix, not a guarantee you will book them. A 28-night desk stay is a real slice. It is not automatically a City of Franklin STVR if Title 13 still treats more than 21 continuous days as outside the chapter. Theremotepost is that product. Ask the clerk before you model the month.

Do not annualize a top-decile month and call it underwriting. named-town AirROI figures as of 2026-07-31 times twelve is a number this page will not print as a target. named-town AirROI figures as of 2026-07-31 times twelve is the same mistake one quartile down. The bottom quartile at named-town AirROI figures as of 2026-07-31 is the number a conservative memo should be able to survive for January. If the note only works at the top 10 percent, the note does not work. Thestartuppost is the cash you write before the first guest. This page is the revenue you are not allowed to invent after.

City APN and unincorporated village are two clerks

The City of Franklin has a Short Term Vacation Rentals page at franklintn.gov/business/short-term-vacation-rentals. The public snippet on that page defines STVRs as residential dwelling units rented in their entirety for time periods less than 21 days. Electronic applications have been required since November 7, 2022. That desk attaches to a city APN. It does not follow a guest who liked the Trace. Leiper's Fork is unincorporated Williamson County. A village listing that tells a buyer Franklin already permitted this use is selling the wrong clerk. Williamson County's Business Tax desk for hotel-motel tax and short-term property rental is published at williamsoncounty-tn.gov/1747. The phone on that page is. Start there.

No county-wide STR zoning ordinance was opened as a primary this pass. That sentence is not the county has no rules. Call Planning with the parcel before you buy a barn and assume Franklin's Title 13 is your friend. Nolensville, a different incorporated town in the same county, publishes its own 4 percent hotel-motel occupancy tax that names short-term rentals. Do not paste Nolensville onto Leiper's Fork. Do not paste Brentwood onto Leiper's Fork. Do not paste Franklin's Title 13 onto an unincorporated barn. AirROI's Franklin file names Leipers Fork as a neighborhood. A neighborhood label is not a city limit. Thevisitor guidecan send a guest to both pins in one Saturday. Your certificate cannot.

If you are buying, pull the parcel map first. City versus county is a GIS fact, not a vibe. A driveway that feels like Franklin can still sit outside the STVR portal. A Main Street address can sit inside it. Williamson County Planning and the county property assessor map are the two tabs that settle the argument. If the pin is inside the city polygon, Title 13 and the electronic STVR form are your homework. If the pin is outside, the /1747 desk and a Planning call are your homework. A listing title that says Franklin, TN because the guest-search pin is Franklin does not move the city limit. AirROI's 410-listing file will happily mix both kinds of pins. Your certificate will not.

Secondary guides that opened the city's FAQ PDF name a $60 application, a 365-day refresh under section 13-214, and a four-bedroom cap. Those sentences are labeled secondary here. This pass could not open the city's PDFs — franklintn.gov returned Akamai 403 — so every fee dollar stays hedged until you open the live FAQ and Title 13 yourself. Do not underwrite a five-bedroom house as an STVR because a blog said four bedrooms last year. Do not underwrite a 28-night stay as an STVR if Title 13 still excludes more than 21 continuous days. Theregulationpost is the full clerk map. This page only needs you to price the right desk.

Nashville's freeze does not travel south with I-65

Metro Nashville / Davidson County runs a permit-type system that distinguishes owner-occupied from non-owner-occupied short-term rentals and, in 2022, froze new investor product in a defined residential slice of that map. Those rules are real. They are also next door. They do not apply to a Williamson County parcel. A host who underwrites Franklin as Nashville but quieter, same permit is underwriting the wrong statute. Typical drive language is thirty to forty minutes south of downtown Nashville on a normal I-65 clock. That is a feeder, not a brand and not a zoning overlay. Theregulationpost already told you to unlearn the Nashville stack. Unlearn it before you write the offer.

What you still owe the State of Tennessee is tax, not Metro's zoning. Tennessee state sales tax at 7 percent plus Williamson County's local option — commonly listed at 2.75 percent on UT/MTAS tables since April 2018 — is a Department of Revenue stack for qualifying short stays. Confirm the live local-rate table the week you file. Platforms often collect on platform bookings. Direct bookings are your return. This page will not invent a combined all-in lodging tax percentage because a blog added 7, 2.75, 4, and another 4 and called it a day. City of Franklin hotel occupancy tax in the city's own FY26 budget copy was described as 4 percent, with a proposed move to 5 percent still under consideration as of July 2025 and mentioned again in a February 2026 BOMA brief. This page will not invent that the 5 percent already passed.

Williamson County's occupancy and hotel-motel tax is the desk at /1747. Secondary 4 percent figures for the county are unopened here. Hedge. Ask the clerk. Nolensville's published 4 percent is a different town. A buyer who models Nashville's permit scarcity as Franklin's moat is modeling a county they are not buying. A buyer who models Metro's freeze as a reason Franklin will stay undersupplied is inventing a cross-county law. AirROI already printed 410 active listings and a supply line that held steady while revenue rose 16.0 percent. That is the scarcity sentence you are allowed. The freeze next door is not.

Franklin, Tennessee is also not Franklin, North Carolina. Live comparison posts exist for the mountain town. Every title and slug in this cluster says Franklin, TN. A bare franklin slug would collide with the wrong state and the wrong clerk. If your lender's comps wander to Franklin NC, or to AirROI's nearby-city table that wanders to Chickamauga and Bremen, Alabama, throw those comps out. Geographic slop is not a market. Thefinancepost is the loan stack. This page is the county line the loan has to respect.

Grandfathering is a statute citation, not a closing gift

The Franklin Zoning Ordinance flipping book, marked effective January 13, 2026, has a short-term vacation rental nonconformity section at 2.2.4. The text we did open says use regulations in that ordinance do not apply to property that was legally established and issued a permit as a short-term vacation rental, as defined by T.C.A. 13-7-602, prior to the ordinance's effective date, until grandfathering ends. It then cites T.C.A. 13-7-603: legally established, permitted STVRs stay under the law in place at the time of that use until the property is sold, transferred, ceases being used as an STVR for 30 continuous months, or has been in violation of generally applicable local laws three or more separate times as provided by T.C.A. 13-7-604. Family-member transfers — blood, marriage, civil union, or adoption — keep the grandfathering.

That is zoning nonconformity language. It is not a letter that your address is eligible. It is not a current permit count. This page will not invent that your closing date resets or does not reset the clock. Open 2.2.4 and Title 13 with the city before you wire earnest money. A listing that says permitted STVR on the day you tour can be a listing that loses that status the day the deed records. That is the whole point of citing sale and transfer as terminating events. If the deed is going to an LLC, a partner, or a buyer who is not blood, marriage, civil union, or adoption, do not assume 2.2.4.C still holds. Ask the city in writing. A title-company slogan is not a statute.

NewsChannel 5 on February 17, 2020 reported later rules that included one short-term rental per lot. Confirm whether that limit is still in the live code before you treat a second cottage on the same lot as a second product. Building and Neighborhood Services is the department secondary guides name as the administrator. Title 13, Chapter 2 of the Franklin Municipal Code, adopted by Ordinance 2015-06, is the chapter they cite. The city's own PDF of that chapter is linked from the STVR page as showpublisheddocument/34844. Open it. Do not underwrite a grandfathered cottage as two doors because a listing agent smiled. Theregulationpost is the full walkthrough. This page is why a buyer treats 13-7-603 as a risk factor, not as a brochure line.

On a village parcel, none of that city grandfathering attaches. Unincorporated Williamson County is not Title 13. It is also not anything goes. The /1747 desk and a Planning call are the homework. A seller who says Franklin already permitted this on a Cotton Lane barn is selling the wrong clerk. Price the risk of the clerk you will actually face. Thestartuppost will not invent a furnish budget to make a $60 secondary fee feel like the whole stack. A grandfathered permit that dies at recording is more expensive than any sofa.

Insurance and flood are hedges. This page invents neither. A lender who wants a clean insurance sentence can have this one: we have no locked premium, no locked flood zone, and no locked liability statute in this cluster. This page will not invent that your closing date resets or does not reset the clock. This page is the buy-and-hold read with the hedges left on.

Secondary walkthroughs that opened the city's FAQ and checklist — bnbcalc citing a July 2026 read of the city FAQ PDF, Grant Hammond's Mid-Tennessee comparison table — print a $60 permit, a 365-day refresh, a 24-hour minimum, a 21-day maximum, four bedrooms or fewer, $1 million in liability, and the owner off-premises during the stay. Those are useful hypotheses. They are not this cluster's locks. The $1 million liability figure is the one a portal is most likely to demand and the one this draft is least willing to treat as a statute. Open the live form. If the form asks for a policy, that is the requirement. This page will not invent a premium.

This pass opened no flood-zone determination, no NFIP map, no quoted landlord policy, and no short-term endorsement price for a Franklin or Leiper's Fork APN. Do not invent a flood story because the Harpeth is on the map. Do not invent a wind story because Tennessee has weather. Do not invent a $X-per-year insurance line to make a DSCR close. Pull the parcel's flood determination from a surveyor or the county GIS. Call a broker who will write short-term use in Williamson County. Put the quote in the memo with a date. A buyer who pastes a national average insurance number onto a village barn is doing the same category error as a buyer who pastes Nashville's freeze.

Insurance, sleeping-room counts, and 24-hour contact fields are the kind of thing a portal will demand even when a blog forgot them. The electronic form since November 2022 is where the city currently collects that packet. If the live form asks for a site plan, a parking count, or a septic letter, that is the requirement, not a paragraph in a 2015 ordinance you have not opened. Do not invent a spacing-foot rule for Franklin because Yellow Springs has one. Do not invent a 180-night cap because Loudoun County has one. Thestartuppost is the cash stack once those live documents are in your hand. This page refuses to fill the blanks so a spreadsheet looks finished.

A lender who wants a clean insurance sentence can have this one: we have no locked premium, no locked flood zone, and no locked liability statute in this cluster. The secondary $1 million figure is a hypothesis until the city checklist PDF and the live portal agree. The Harpeth is a river. It is not a determination. Buyers who need a number write a check to a surveyor and a broker, not to a blog. Thefinancepost is the loan. This page will not invent the rider that makes the loan feel safe.

$1.37 billion is not a DSCR

Visit Franklin published on August 28, 2025 that visitor spending in Williamson County generated $1.37 billion in 2024, citing Tourism Economics and the Tennessee Department of Tourist Development. That is a 3.03 percent increase from 2023. The county ranked No. 6 among Tennessee's 95 counties and was one of six over $1 billion. Visit Franklin's own breakout: lodging $310.0 million, up 0.2 percent; food and beverage $482.5 million, up 3.5 percent; recreation $205.5 million, up 3.5 percent; transportation $192.5 million, up 3.8 percent; retail $175.7 million, up 5.3 percent. Those sentences are demand proof. They are not your nightly rate. They are not a Leiper's Fork village study. A host who leads a pitch deck with $1.37 billion and never names the Double Arch or Main Street is selling a press release.

WSMV's August 29, 2025 writeup of the same TDTD release prints different lodging, food, and recreation dollars — $293.2 million, $462.5 million, and $243.6 million — plus more than 9,000 jobs, $52 million in state tax, and $65.9 million in local tax. This report will not midpoint those tables. Prefer Visit Franklin's named breakout. If you mention WSMV, say the numbers disagree. Neither table is a listing-level yield. A $310 million lodging line can hide a 120-key hotel and a four-bedroom on Cotton Lane in the same cell. Dividing $310 million by AirROI's 410 listings is arithmetic neither vendor published. Do not do that arithmetic in a lender memo.

Tennessee's statewide 2025 figure, announced by TDTD on August 4, 2026, is $32.5 billion in direct visitor spending and 150 million visits. That is a state layer. It is not a 2025 Williamson County number, because this pass did not open a 2025 county snapshot. Do not invent one. Do not tell a lender that Tennessee just did $32.5 billion, therefore this four-bedroom clears 1.25 DSCR. Thetourism datapost is that distinction in full. This page only needs you to keep the county study, the state release, and the AirROI file in separate sentences.

A DSCR is debt-service coverage on your note, built from your rent roll, your expenses, and a conservative occupancy. AirROI's named-town AirROI figures as of 2026-07-31 median month is a starting observation. It is not a rent roll. Visit Franklin's $310.0 million lodging cell is a county bucket. Thefinancepost is how a lender will actually treat a short-term house in this county. Bring them the dated AirROI file, the parcel map, and the clerk. Leave the $1.37 billion in the appendix labeled demand, not income.

An 11 percent PM field is not a vacant one

Professionally managed share on the AirROI Franklin file is 11.0 percent. That is still an owner-operated market. It is not the no national name anywhere sentence in the 2026-08-04 brief. The same file's manager table names Gretchen at 16 listings, Grand Welcome Of Franklin at 5, Evolve at 2, Music City Vacation Homes at 1, and a host labeled Jonathan at 31 listings running 11.1 percent occupancy. Those are snapshots, not franchise territories. Search the live pages the week you cite them. Boutique local plus a light national footprint is the honest sentence. Brief's no confirmed national PM line is stale against Evolve and Grand Welcome. Verify before you treat either name as the town's default manager.

Superhost share at 79.0 percent is the other half of the bar. A new listing is being measured against a field that already knows how to collect reviews. Median month named-town AirROI figures as of 2026-07-31 already assumes someone wrote a better sentence than close to Nashville. TheDIYpost is the craft gap: quiet-luxury photography versus a Cool Springs template. Agency math in this town uses the named-town AirROI figures as of 2026-07-31 median month, not the named-town AirROI figures as of 2026-07-31 top-decile month, and it does not pretend a 16-door local booker is Vacasa. Jonathan at 31 doors and 11.1 percent occupancy is the warning that scale, in this file, can be a drag. Do not underwrite a manager's door count as your occupancy.

Independent-majority is not empty. It is a reason a buyer can still operate without a franchise, and a reason a buyer cannot assume the search page is weak. Thehow-to-marketpost already banned Broadway. Thepersonaspost splits the village guest from the downtown heritage guest. Do not mash them into one Nashville-adjacent paragraph and then hire a national brand to mash them harder. A 11 percent PM field will not save a listing that opens with Music City. It will also not save a note that only works if you are in the top 10 percent.

Cleaning fees on the file average $264 with a $150 median. Peak-season labor, a two-night turn, and a January weekly stay are three different expense lines. This page will not invent a cleaner rate. It will say the median month has to survive the turn you can actually staff. Thestartuppost is that stack. If the only way the DSCR closes is to assume you will clean the house yourself every Saturday in October, write that assumption in the memo where the lender can see it.

The manor on AirROI is not your note

The top-listing table on AirROI's Franklin page is a warning label, not a comp set. One seven-bedroom Extraordinary Manor at Dark Horse Estate prints named-town AirROI figures as of 2026-07-31 trailing-twelve revenue at a named-town AirROI figures as of 2026-07-31 daily rate. A Leiper's Fork estate with a pool, hot tub, and sauna prints named-town AirROI figures as of 2026-07-31 at 59.3 percent occupancy. Those are named examples on AirROI's public page as of this draft. They are not the named-town AirROI figures as of 2026-07-31 median month. They are not the named-town AirROI figures as of 2026-07-31 average year. A host who underwrites the median as if it were the manor is lying to the loan officer. A host who underwrites the manor as if it were the market is lying to themselves.

AirROI's 3-bedroom slice is 28.3 percent of the file. Together, two- and three-bedroom stock is 51.7 percent. Listings set up for eight or more guests are 26.6 percent. Average guest capacity is about 5.0 people. That is a family-and-group town on paper. It is also why a two-bedroom walk-to-Main-Street cottage and a seven-bedroom estate with a Leiper's Fork pool in the headline should not share a nightly target. Thepersonaspost splits those guests. Your offer letter should split them first. Cool Springs is commercial. The village is a village. Downtown is a heritage Saturday. One APN. One product.

This page will not invent a purchase price for Dark Horse Estate, for a Cotton Lane barn, or for a Main Street walk-up. It will not invent a cap rate. It will not invent a 2026 Fork Fest Saturday because the brief wanted a calendar hook. Visit Franklin listed the 12th Annual ForkFest as November 9, 2025, postponed, free, in historic Leiper's Fork. Recheck visitfranklin.com. Do not steal June 12–13, 2026 from American Fork, Utah. Date events from Visit Franklin or the city. Underwrite AirROI's months. October is the peak. January is the floor. July is soft. Theshoulderpost is that honesty.

If you needed one annual revenue and one permit sentence to feel brave, you wanted a brochure. Themarket reportis the dashboard. Theregulationpost is the window. Thefinancepost is the note. This one is the refusal to let the manor speak for the median.

Frequently Asked Questions

How much do Franklin, TN short-term rentals actually make?

AirROI's August 8, 2026 Franklin, Tennessee file prints named-town AirROI figures as of 2026-07-31 average annual revenue, a named-town AirROI figures as of 2026-07-31 median month, a $326 ADR, and 46.3 percent occupancy. Top-quartile months are named-town AirROI figures as of 2026-07-31. Top-decile months are named-town AirROI figures as of 2026-07-31 or more. The bottom quartile is named-town AirROI figures as of 2026-07-31. Those are vendor figures for 410 listings, not a Leiper's Fork-only yield and not a lender guarantee.

Does the City of Franklin STVR permit cover a Leiper's Fork house?

Leiper's Fork is unincorporated Williamson County. The city permit attaches to a city APN. The county Business Tax desk for hotel-motel tax and short-term property rental is williamsoncounty-tn.gov/1747, phone. A neighborhood label inside AirROI's Franklin file is not a city limit. Williamson County's Business Tax desk for hotel-motel tax and short-term property rental is published at williamsoncounty-tn.gov/1747.

Do Nashville's 2022 STR freeze rules apply in Franklin, TN?

Metro Nashville / Davidson County owner-occupied and non-owner-occupied permit types, and the 2022 residential-zone investor freeze, stop at the county line. Williamson County is a different clerk. Typical drive language is thirty to forty minutes south of downtown Nashville. That is a feeder, not a zoning overlay. Metro Nashville / Davidson County runs a permit-type system that distinguishes owner-occupied from non-owner-occupied short-term rentals and, in 2022, froze new investor product in a defined residential slice of that map.

If a listing says permitted STVR, am I safe at closing?

Franklin Zoning Ordinance 2.2.4, citing T.C.A. 13-7-603, names sale and transfer as events that can end grandfathered short-term use. Family-member transfers keep it. An LLC or unrelated buyer should not assume 2.2.4.C still holds. Ask the city in writing before you wire earnest money.

Can I use Williamson County's $1.37 billion visitor spend in a DSCR?

Visit Franklin, August 28, 2025, citing Tourism Economics and TDTD: $1.37 billion in 2024, lodging $310.0 million. That cell hides hotels and houses. Dividing $310 million by 410 AirROI listings is arithmetic neither vendor published. Use the named-town AirROI figures as of 2026-07-31 median month as the listing-level observation. Visit Franklin published on August 28, 2025 that visitor spending in Williamson County generated $1.37 billion in 2024, citing Tourism Economics and the Tennessee Department of Tourist Development.

What insurance or flood numbers can I lock for underwriting?

Secondary guides mention $1 million in liability. This pass opened no flood determination, no quoted landlord policy, and no short-term endorsement price. Do not invent a Harpeth flood story or a national-average premium. Pull the parcel map and a dated broker quote. This pass opened no flood-zone determination, no NFIP map, no quoted landlord policy, and no short-term endorsement price for a Franklin or Leiper's Fork APN.

Is professionally managed share low enough that a new listing has no competition?

Professionally managed share is 11.0 percent, so the field is still independent-majority. Superhost share is 79.0 percent. Gretchen at 16, Grand Welcome Of Franklin at 5, Evolve at 2, and Jonathan at 31 listings with 11.1 percent occupancy are snapshots. Door count is not occupancy. The review bar is the Superhost share. The same file's manager table names Gretchen at 16 listings, Grand Welcome Of Franklin at 5, Evolve at 2, Music City Vacation Homes at 1, and a host labeled Jonathan at 31 listings running 11.1 percent occupancy.

Should I underwrite the Dark Horse Estate manor as a comp?

AirROI's top table shows that seven-bedroom manor at named-town AirROI figures as of 2026-07-31 trailing-twelve and a named-town AirROI figures as of 2026-07-31 daily rate, and a Leiper's Fork estate at named-town AirROI figures as of 2026-07-31 and 59.3 percent occupancy. Those are named examples, not the named-town AirROI figures as of 2026-07-31 median month. If the note only works at the top 10 percent, the note does not work.
