How much does it cost to get a Lake Havasu City vacation rental permit?

The city's vacation rental permit carries a $250 annual fee, confirmed on the vacation-rentals FAQ and the city's Master Fee Schedule under line item S-126. It's non-refundable and must be renewed annually. Confirm the current fee directly with the city before you apply, since fee schedules can change without notice. This answer reflects what could be confirmed as of October 2026.

Do I need anything before I can apply for the city permit?

Yes. The city requires a valid Arizona Transaction Privilege Tax license from the state Department of Revenue before it will issue the vacation rental permit. Get the state license first; applying for the city permit before the TPT license is a common, avoidable delay. The exact TPT filing fee wasn't confirmed as of October 2026, so verify it directly with the Department of Revenue.

What's the ongoing lodging tax rate I need to collect from guests?

The city's own TPT brochure lists a combined lodging tax rate of 10.50% on short-term rental stays. Confirm your booking platform is configured to collect and remit this correctly for Lake Havasu City specifically, rather than assuming a generic statewide default applies to your listing automatically. Reconfirm this directly with the relevant source before you act on it.

Is there a county fee on top of the city permit if my property is in Mohave County?

No comparable short-term rental operating permit fee was found for unincorporated Mohave County. Don't budget for one that isn't confirmed to exist. If your specific parcel sits in the county, confirm its actual requirements directly rather than assuming a fee applies or that none does. Check the current source directly, since details like this can change over time.

How much should I budget for furnishing a new Lake Havasu City rental?

There is no sourced, reliable furnishing-cost median for this specific market, since costs vary widely by property size, existing condition, and the target standard you're building toward. Budget based on your specific property's needs, get at least two or three real quotes, and sequence that spending after your permit and TPT license are confirmed, not before.

What insurance coverage do I need to carry?

The ordinance requires evidence of insurance, but no specific coverage threshold is confirmed. Don't guess at a premium; get a quote directly from an insurer familiar with short-term rental coverage in Arizona, and confirm the coverage meets whatever the city's current requirement actually specifies. Treat this as a starting point and verify it against your own situation.

What's the correct order to complete these startup steps?

Confirm jurisdiction through the county GIS viewer, apply for the state TPT license, apply for the city's $250 permit, confirm your booking platform's tax settings match the 10.50% combined rate, then furnish and photograph the property. Buying furniture before the compliance steps are complete puts presentation ahead of legal readiness. Your own trailing data or a direct confirmation will always beat a general summary.

Is there a cap on how many vacation rental permits the city will issue?

No numeric cap was found under the current ordinance. That's a genuine plus for startup planning, since it means a new host's budget doesn't need to include a waitlist or lottery contingency, but it's worth reconfirming directly with the city at the point you apply, since a cap could be added by council action later.

Can I start marketing my listing before my permit is approved?

The safer approach is treating your permit approval as a prerequisite to actually accepting bookings, not just to marketing generally. Confirm directly with the city what's permitted during the application process itself before you open your calendar to guests, since pending-application rules weren't confirmed either way as of October 2026. This is a general read; your own listing's specifics may vary this answer.

Does the $250 permit fee cover multiple years?

No. Based on city documentation, the permit is valid for one year and must be renewed annually; it isn't a one-time payment covering multiple years. Build the annual renewal into your ongoing operating budget rather than treating the $250 fee as a single startup cost you'll never see again. Confirm this detail directly for your own property before relying on it.
