Buying a Stowe STR in 2026: The License Does Not Transfer

Updated: 1 day ago

Winter aerial of Stowe village under Mount Mansfield ski trails

Do not underwrite a Stowe closing as if the license rides with the deed. The Town of Stowe adopted the ordinance on July 22, 2026. Eight hundred fifty licenses begin September 15, and arms-length sales do not transfer the listings. Family, trust, divorce, and death paths are the written exceptions. Homestead is a resident door for two units on the house you live in, even over the cap. Lottery is a wait, not an escrow condition. If the seller cannot show an unexpired registration and a path that survives the closing, you are buying a house.

The money file is AirROI, not leftover rank, and the year is $55,306. The month is $4,609, and aDR is $555. Occupancy is 37.9 percent, and the n is 890. Peak three is February, January, and December, and may is the hole. Leftover $43k to $76k years are wrong, and leftover $76k as a year is wrong. A DSCR lender who wants a rent roll should see those figures and the license status, not a midpoint of a dead band and not statewide $4.2 billion visitor spend.

This page is for the 2026 buyer, not for a host who already holds a listings and only needs the tile rewritten. Four honest paths exist. Family or trust or death if the ordinance names you. Homestead if you will live in the house. Lottery if the May 31 count or the twenty-license years actually open. Or buy the house as a house and treat nights as a bonus you may never get. Everything else is a story, and read the PDF before you bid.

The license is not in the deed

Section IV.G.2 is the first acquisition fact, and licenses are not transferable on an arms-length sale. The deed can move on Friday. The listings stays with the person the town licensed, unless a named exception applies and someone files within 30 days. A listing that says turnkey STR with license included is writing a different clerk. Ask for the registration number. Ask whether it is unexpired on the May 1 through April 30 year. Ask which path the seller thinks you are on. Then call the Deckard portal and Assistant Town Manager Will Fricke.

Thecap guidewalks 850, renewals, and the twenty-license lottery. This page only needs you to stop bidding as if nights were in the title pack. Commercial lodging, Ski PUD, Resort PUD, hotels, inns, and B&Bs sit outside the STR definition. Timeshares as of adoption need no STR license. Everyone else who wants fewer than 30 consecutive days and more than 14 days a year needs a listings. If the seller is none of those exceptions, the nights you underwrote may not exist after the closing.

A lender will ask the same question in plainer English. Does the license survive the closing. On an unrelated sale the honest answer is no, not by itself.finance fileshould open on that sentence and on $4,609 a month. Do not clean up the note by inventing a transfer. Do not let a broker midpoint leftover $76k so the DSCR looks pretty. The ordinance is newer than that leftover rank file, and it is the object that can Drop the rent roll.

Family, trust, and death paths that actually move

The ordinance names the moves that actually carry a listings. A settlor trust. A transfer without consideration to a spouse, parent, child, in-law, grandparent, or grandchild. A divorce decree. Death to listed relatives who own at least 10 percent. File the renewal within 30 days, and those paths are narrow on purpose. They are also real. If you are in that sentence, document it before anyone writes marketing copy about a turnkey winter on Mountain Road.

If you are not in that sentence, stop shopping for a loophole in a Facebook thread. An LLC-to-LLC sale between strangers is an arms-length sale. A friend who will remain on the registration for a year is not a path the PDF wrote. A manager who says they will keep the listing live is not the clerk. The town licensed a person and an unit, and it did not license a brand. Read the names on IV.G.2, and then file on time.

Family transfer is the exception, not the listing headline. Do not advertise a Mountain Road house as license included because a cousin might buy it. Do not tell a lender the listings is portable because someone once transferred a homestead. Homestead is a different door, and death and divorce are different doors. Each door has a clock. Miss the 30 days and you are arguing for a new registration, subject to the cap. That argument is a wait, not a closing date you can put in escrow.

Homestead is a resident door, not a buyer flip

Homestead under IV.F is the owner's primary residence in the Town of Stowe. No more than two dwelling units on that homestead. Each unit needs its own license. Those two listings can issue even when the town is over 850. Cease homestead, give 7-day notice, then the town revokes. That is a resident door. It is not a weekend skier door. It is not a third condo on Mountain Road. It is not a flip you occupy for 90 days and call home.

A buyer who will not live in the house is not in IV.F. A buyer who will live in the house and rent two units on that parcel might be. Bring the tax bill, and bring the sleep pattern. Read the.homestead fileagainst both before you tell a lender the ADU will print $4,609. Homestead income is still two units max. It is still subject to the $100 fee, the 45-minute person, and the Knox Box. The cap exception is not a rules exception.

Non-residents do not get this path. If your plan is to hire a manager, visit at Christmas, and call the house a homestead, the portal will not agree. Buy as a second home or an investment and wait on slots or lottery. Or do not buy for nights. The resident door exists because the town wanted locals to keep two units available even over 850. It did not exist to let an out-of-state bid jump the September 15 line.

budget 4,609 a month, not leftover $76k

AirROI monthly mean is $4,609, and monthly median is $4,539. The year is $55,306, and aDR is $555, and occupancy is 37.9 percent, and revPAR is $209. n is 890, and those are the underwriting pins. Leftover $43k to $76k years are wrong, and leftover $76k as a conservative year is wrong. Do not midpoint a dead band. Do not use leftover $450 to $500 ADR or 44 to 46 percent occupancy. The August 8, 2026 extract replaced that file.

A DSCR note on $4,609 has to live through May. Peak month is about $10,573, and softest month is about $3,051. That spread is the reserve, and february, January, and December carry the year. April, May, and June do not, and the.market reportis the year. Theshoulder fileis the hole. Do not plug May with leftover foliage math. Do not plug it with statewide $4.2 billion visitor spend.

Thestartup fileprices the $100 fee and the Knox Box. Those lines are small next to a house you cannot legally rent. Underwrite the clerk first, and then budget 4,609, and then underwrite a vacant May. If the deal only works on leftover $76k, the deal does not work in this town in this window. Walk, and there will be other houses. There may not be other listings after September 15.

Lottery is a wait, not a closing condition

Lottery is IV.I, not a date you can put in a purchase and sale. Owners without a valid license as of June 1 file a form from June 1 through June 30. The draw sits on or near July 15. Winners file a full registration by August 1, or within 14 days after notice. That calendar opens only if the Town Manager's May 31 count shows slots under 850. If the valid count is still over 850, that year has no forms and no draw you can date.

If no slots exist for 2027-28 and 2028-29, the town shall make twenty new licenses available through the lottery those two years. Twenty. Not leftover twenty-five. That backup is two years, not a forever drip. You cannot date a closing to a draw the count has not authorized. You cannot tell a lender the lottery is a condition precedent and keep a straight face. Bid as if you may own a dark house through a winter.

If a packet treats Stowe like Woodstock or Mad River, send it back. Thecompare filekeeps the clerks apart, and stowe's lottery is this calendar and this twenty. A neighbor's desk is a neighbor's desk, so treat each town's wait times and lottery years as separate figures rather than blending them together. A closing condition that says subject to STR license is only honest if everyone agrees the answer may be no this year.

What a lapsed registration is worth

A lapsed Stowe registration is worth a house, not an STR. Miss April 30, 2027 and you lose the right to rent until a new registration is approved, subject to the cap. If the town is over 850, that new registration may not exist. Leave out unverified a grace period beyond that sentence. A seller who missed the date is not selling you a grandfather. They are selling you real estate and a story about last winter's $643 weeks.

Ask for the registration number and the last renewal. Call the portal. If the listings is dead, price the property as a second home or a long-term rental. Do not pay an STR premium for a listings the cap will not replace.tourism filewill not save the underwriting, and state visitor spend is not a license. $55,306 is not a license, and a beautiful tile is not a license either.

If you already own and you are close to April 30, stop reading investment pages and file. A lapse in this town is a harder problem than a stale photo set. Marketing can rewrite a live tile. Marketing cannot walk you back through 850. Buyers should treat a lapse as a walk-away unless homestead or a real lottery year applies. Hope is not a path the July 22 PDF wrote.

Peak-3 cash and a May hole in the same note

The same note has to hold February cash and May cash. Peak three is February, January, and December. Peak month is about $10,573 at 60.3 percent and a $643 ADR. May is the locked hole at about $3,051, 23.5 percent, and a $483 ADR. April and June sit in the same trough, and lead time is 60 days. Stay is 4.2 nights. That is a ski note with a mud season, not a four-season fairy tale from a leftover packet.

Reserve for the hole or the note will eat the winter. Leave out unverified a 15 to 20 percent weekly to fill May on paper. Leave out unverified a 30 to 40 percent monthly. Forty-seven percent of listings already set a 30 night minimum, which is a gate, not absorbed demand. Keep a long stay as a product if you want April nights. Do not Keep a discount the extract does not support. Price February like February.

Village and Mountain Road do not print the same May. A village walk can still sell a quiet week. A mountain house sells minutes, and those minutes matter less in mud.pins fileis the split. Underwrite the driveway you are buying, not a blend Stowe. A lender who wants one rent for both pins is asking for a leftover year. Give them $4,609 and the hole in the same paragraph.

The four honest 2026 paths

Path one is family, trust, divorce, or death if the ordinance names you and you file in 30 days. Path two is homestead if the house will be your primary residence and you want at most two units on that parcel, even over 850. Path three is lottery if May 31 shows slots, or if the twenty-license years open because those two years have no slots. Path four is buy the house as a house and treat any future listings as a bonus you may never collect.

There is no path five that says the broker will handle it. There is no path that midpoints leftover $76k and assumes transfer. There is no path that dresses a Waterbury parcel as downtown Stowe so the nights look closer. If you cannot point to one of the four, you are not buying an STR in 2026. You are buying real estate in Lamoille County. That can still be a good house. It is a different bid with a different reserve.

After the clerk says yes, the tile still has to earn February. Readhow to marketonly after the listings is real. Until then, the honest work is the portal, the PDF, and $4,609. A bid that cannot name its path is a house bid. Name the path on the offer sheet or take the STR premium out of the price before anyone pretends the listings is in the deed.

Frequently Asked Questions

Does a Stowe STR license transfer when I buy the house?

Section IV.G.2 keeps the listings off the deed. The house can close on Friday and the nights can die with the seller. Ask for the registration number and whether it is unexpired on the May 1 through April 30 year. Then call the Deckard portal, and a turnkey headline does not create a transfer. Ask whether it is unexpired on the May 1 through April 30 year.

What family or trust transfers actually work in Stowe?

The ordinance names a settlor trust, a no-consideration move to a spouse, parent, child, in-law, grandparent, or grandchild, a divorce decree, and death to listed relatives who own at least 10 percent. File renewal within 30 days. An LLC sale between strangers is still arms-length. A friend who stays on the registration is not a path the PDF wrote.

Can I buy a Stowe house and get a homestead STR license?

Only if it will be your primary residence in the Town of Stowe. Homestead allows two dwelling units on that parcel, each with its own license, even over the 850 cap. Weekend ski use is not a homestead. A third Mountain Road condo is not a homestead. Non-residents do not get this door. Cease homestead and the town revokes after 7-day notice.

What monthly rent should I use to underwrite a Stowe STR purchase?

Use AirROI's $4,609 monthly mean, or $4,539 median, from the $55,306 year on 890 listings. Leftover $76k as a year is wrong, and do not midpoint $43k to $76k. Peak month is about $10,573. Underwrite the hole in the same note as February. Leftover $76k as a conservative year is wrong, and leftover $43k to $76k years are wrong.

Can I make a Stowe closing contingent on winning the STR lottery?

Lottery forms run June 1 through June 30 only if the May 31 count shows slots under 850. If the town is over the cap, that year has no forms. The backup is twenty licenses in 2027-28 and 2028-29 only if those years have no slots. If no slots exist for 2027-28 and 2028-29, the town shall make twenty new licenses available through the lottery those two years.

What is a lapsed Stowe registration worth to a buyer?

Miss April 30, 2027 and the seller loses the right to rent until a new registration is approved, subject to the cap. If the town is over 850, that new listings may not exist. Do not pay an STR premium for a dead registration. Price second-home or long-term unless homestead or a real lottery year applies.

How should a DSCR lender treat Stowe winter and May on the same note?

The same note must hold peak-3 cash and the May hole. February, January, and December carry the year. Peak month is about $10,573 at a $643 ADR. May is about $3,051 at 23.5 percent. Do not plug May with leftover foliage or statewide $4.2 billion visitor spend. Give the lender $4,609 and the hole. A DSCR lender who wants a rent roll should see those figures and the license status, not a midpoint of a dead band and not statewide $4.2 billion visitor spend.

What are the honest ways to buy a Stowe STR in 2026?

Family, trust, divorce, or death if the ordinance names you and you file in 30 days. Homestead if you will live in the house, two units max. Lottery if May 31 shows slots or the twenty-license years open. Or buy the house as a house and treat nights as a bonus. There is no broker-will-handle-it path.
